I have just re-taken occupation of my property from a tenant who had signed a very tight lawyer drawn-up two year lease. After three months told me that she had no more money and simply packed her bags and vacated the premises leaving nothing there. Although I still have the rental deposit, I have no leg to stand on regarding her remaining 21 month term as she does not have money and has nothing to be sued for. What a waste of time, effort and energy. Now i am back to looking for another tenant. Her name is Vanessa Coetzee. Please be careful of her.

See it positive. You do not have to evict and can immediately try to get a new tenant. So if you are lucky your damages are only the rent you lose during any potential vacancy. Most likely much cheaper then going to court trying to evict and/or to chase 21m of rent.

I agree.any body can fall prey to sudden financial crises in current economical state. so if the tenant leaves immediately then one can used the energy and time to find a suitable tenant as soon as possible.
